Design FAQ's
No. We can modify one of our existing designs or completely custom design a new Granny Flat to suit your block and your needs.

As we are a design and construction company, we can certainly customise the design to suit you. We are a specialist builder and there is no extra charge if you wanted to modify an existing design, or custom design your dream Tailored Granny Flats!
The largest permissible building size is 60m². This is equivalent to a 2 bedroom unit, with living, dining, kitchen, bathroom and laundry facilities. You can have an external porch, deck or carport also, and these are NOT included in the 60m² area.
In the case where one of our standard designs does not fit on your block, we can customise a design to suit.
Yes, the Tailored Granny Flats can either be attached or detached from the main house. However in most circumstances it is actually cheaper to build a Tailored Granny Flats as a detached home.
No. There are setback requirements for the construction of Tailored Granny Flats, where in most cases the building must finish at least 1 metre from the property’s boundary.

We can modify one of our designs or custom design a Tailored Granny Flats to comply with Australian Standard 1428.1-2009. Other features can also include wider doors, a step-less shower base, safety grab rails and a raised toilet as well as other features that are required.

Absolutely. Our Interior Designer will work with you to obtain a colour scheme for your new home that best suits your surrounds, personalities and lifestyle.

Approval FAQ's

Complying Development refers to an approval process whereby if the design complies with all the SEPP criteria’s, then it is permissible to be approved by a Private Certifier on behalf of council, within 10 days of lodgement of the application. Tailored Granny Flats will handle all your Private Certifier requirements on your behalf (this is a service we can help you with).

The first thing you need is a 149(2) Planning Certificate from your local council, to identify whether Complying Development applies your block of land or not. This usually costs around $53.

In accordance with the Affordable Rental Housing SEPP 2009 Tailored Granny Flats are now permissible in all Local Council areas in NSW. The minimum requirement is that your block needs to be larger than 450 square metres and have a minimum frontage of 12m.

If your block is in a heritage, bushfire, flood, conservation or acid sulphate area, then you may not be eligible for Complying Development. In this case, you will need to lodge a Development Application to your local council for approval, and this could take approximately 6-8 weeks for approval. Tailored Granny Flats will handle all your council requirements on your behalf.

All permit requirements will be determined at your initial obligation-free meeting and then we will obtain all the plans and permits that are required to start building your new Tailored Granny Flats.

From all the reports we have seen, and recent discussions with the NSW Department of Planning, and with the ongoing affordable housing shortage, we believe that any Government in office will continue to support the policy and even make improvements, to encourage this affordable housing solution.

No. According to the SEPP guidelines Tailored Granny Flats can only be built on a property that has an existing house.

Yes but only if the access laneway to your block is wider than 3m, and the block size is at least 12m x 12m (excluding the access laneway).

Yes. We can provide a bushfire report for your property and build Tailored Granny Flats to comply with various wind ratings.

The Affordable Rental Housing SEPP 2009 stipulates the block sizes, widths, landscaping requirements etc required for a Tailored Granny Flats. However, we offer a Pre-Purchase Site Evaluation service where we will inspect the property before you purchase it, and provide a report on whether we believe the site is suitable for a Tailored Granny Flats or not. A fee of $440 applies within the Sydney Metropolitan area.

Construction FAQ's

Generally it takes 12-15 weeks for your Tailored Granny Flats to be built after the initial site setup. This is subject to weather and other unforeseen circumstances.

These costs will vary depending on location, the level of the ground and the distance to connect your local services to but a general estimate will be somewhere between $8,000 and $12,000. A fixed quote will be provided after the design and approval stage.

Yes, as with all new homes there is a 6 year warranty on major defects and a 2 year warrany oall new building works. All fixtures are as per the manufacturer’s warranty. Upon hand over of your Tailored Granny Flats, all of these warranties will be provided to you.

Yes, we have all the current insurance policies for Workers Compensation and Public Liability Insurance. We can provide you a copy of our Certificates of Currencies if you wish. We also ensure that all our Contractors are licensed and have appropriate insurances before attending site.

We provide a separate electricity meter from the main house so they can get a separate bill and a water flow reader to identify the Tailored Granny Flats water usage.

No. All our Tailored Granny Flats are constructed on site by our team of licenced tradesman.

No. We organise for the building of your Tailored Granny Flats from the ground up. All our Tailored Granny Flats are constructed on site by licenced tradesmen.

Our Process

INITIAL ENQUIRY TO DETERMINE ELIGIBILITY

To help determine your site’s eligibility we will require you to:
  • Obtain a Section 10.7 Planning Certificate from your local council
  • Obtain a Sewer Diagram for the property
  • Obtain a Title Search for the property
  • Confirm that your property is at least 450m2 & 12m wide

OUR OBLIGATION FREE SITE INSPECTION & PRELIMINARY TENDER

Once we have reviewed your documents, our Site Assessor will inspect & measure your property and discuss your ideas & features you would like included so that a detailed Preliminary Tender can be prepared for you.

CONTRACT SIGNING & DESIGN OF YOUR Tailored Granny Flats

If the Preliminary Tender is accepted, a fixed price NSW Fair Trading building contract is provided to you (with no hidden extras) for both parties to sign detailing exactly the full list of agreed inclusions in the proposal.

Our Design team will then draw up a full set of detailed Architectural Plans for your new Tailored Granny Flats including floor plans, elevations, bathroom & kitchen plans, electrical layout and specifications. These plans will then form part of the final contract.

APPROVAL OF YOUR Tailored TAILORED GRANNY FLATS

When the designs are accepted, the plans will be submitted to the Private Certifier (or Local Council) and necessary consultants for stamping and approval. These include:

  • Sydney Water (Sewer) Quick Check
  • Structural Engineer
  • Stormwater Certification
  • BASIX Report
  • Private Certifier (or Local Council)
  • Home Owners Warranty Insurance paid
  • Long Service Levies paid

MATERIAL SELECTIONS & CONTRACT RE-SIGNING (if required)

During the Approval process you will meet our Interior Designer to help guide you through the selection of materials, finishes and colour schemes for your new Tailored Granny Flats.

If the owner wishes to upgrade certain selections, the contract will be amended to reflect these changes.

THE CONSTRUCTION COMMENCES

You will be introduced to your Project Consultant at a Pre-Construction meeting, where a start date will be confirmed (which is usually within 10 days of receiving your final DA or CDC approval). Your Project Consultant will be responsible supervising and scheduling licenced tradesmen.

The Construction process is approximately 12 – 15 weeks, depending on the complexity of the site and weather conditions.
